Methodology: FHFA All-Transactions HPI quarterly series anchored to current Realtor.com median listing price to produce estimated dollar values for each quarter back to Q1 1991. The RHVA binary search algorithm is applied retroactively to each quarter using the Freddie Mac 30-yr rate archived for that specific quarter — not today's rate. Income Used % and Justified Rate are computed using current Census ACS median household income as the income denominator. Top 10 Overpriced: metros with highest Income Used % for selected quarter. Top 10 Underpriced: metros with lowest Income Used % for selected quarter.
